Choosing a remodeling contractor is just like choosing any other professional. Many times homeowners will only look at price and not a company’s qualifications. Often, this can become the biggest mistake they will ever make. At Remodeling Technologies we like to educate the consumer about what to expect from a contractor. The better informed you are, the better decisions you can make for you and your family.

One of the most important factors to consider when selecting a remodeling contractor is whether or not they are properly licensed. In May of 2004, the New Jersey Contractors’ Registration Act was signed into law. This Act regulates the work of all remodelers and home improvement contractors and requires them to adhere to certain conditions to maintain their licensure.

To view information on this Act, visit the NJ Department of Consumer Affairs web site at: http://www.state.nj.us/lps/ca/contractor.htm. At a minimum, contractors must:

• Carry at least $500K in liability insurance coverage
• Submit an annual registration fee
• Use written contracts for jobs > $500
• Inform customers of a 3-day cancellation option
• Display their registration number; and
• Have this license in order to secure building permits.

Ok, so now that you’ve checked out a contractor’s licensing credentials, what characterizes an excellent remodeler?

Basically, we believe that experience is the next best gauge of how to distinguish a “so-so” from an excellent remodeling contractor. Ask for references… and check them. Do they have raving fans as customers? What kind of experience do they have on projects similar to yours? Are they responsive to your requests? Are they willing to give you evidence of their insurance coverage?

We’re now at the estimate stage. What should I expect?

Detail, detail, detail. You don’t want to get caught in the trap of “change orders” and extra costs because a contractor underbid to get the project by cutting out important items. Realize though that there will be times where unforeseen situations will add to the cost of your project. At a minimum, here’s what you should expect when you request an estimate from a remodeling contractor:

• Remodeler’s FULL contact information
• Detailed description of the work to be performed
• Detailed description of work NOT to be performed
• Total price
• Payment terms
• Start date
• Project duration
• One year warranty on installation workmanship
